Identify your actual deadline
A preferred moving date, a job relocation, and a firm contractual deadline are different constraints. Write down which dates can move and which cannot. Include time to review an offer, resolve title questions, arrange access, and plan your move.
Prepare a short property brief
The address, condition, occupancy, and any available loan or title information help a buyer evaluate the next steps. Note repairs you know about and anything that could limit access. You can start a conversation without having every document, then ask which details are needed before an offer.
Ask what could change the schedule
Ask a buyer which inspections, approvals, financing, or title matters remain. Request clear deadlines in the purchase agreement and ask how delays will be handled. An advertised fast closing is not a guarantee for every property.
Make the move part of the agreement
Discuss possession, keys, belongings, and whether the closing date and move-out date are the same. Put any special arrangement in writing. Keep utilities, insurance, and property care in place until your advisers confirm the appropriate handover.
